What can I use the property for?

Vacant land has many uses including recreation like camping and RV’ing, agricultural like livestock and farming, or investing to build a future home. The actual use for an individual property will depend on the county and zoning which is included in the description. The county zoning departments can answer any specific questions you have about property use.

Is land a safer investment than the stock market?

It certainly can be. Some of the wealthiest people on earth got their start in real estate, and for good reason. Simply put, they’re not making any more land. There is a finite supply, and as the world’s population grows, undeveloped land in the exburbs and rural areas will likely become even more valuable.

Do You Buy Land, If We Want to Sell?

Yes, we do buy land from private owners who inquire. The prices we pay are fair and a win-win for both parties. We do not pay retail, however, that cost can be made up when you factor in the fact that we charge no commission dollars, pay all associated closing costs, and can close quickly getting money into your hands fast.

To get to a fair value for your property, we look at what other similar properties in your area and/or county are selling for, and what the market suggests they sell for in the future. We then subtract typical agent/broker commissions and fees paid (including marketing & admin fees) on these comparable properties. Finally, we build a small profit into the number to get a price on which we base our offer.

What is the process to purchase land from Blackbird Properties?

  • Search for properties on our website or on a real estate listing site, such as Zillow or Realtor.com. Contact the listing agent for more information or reach out to use and we will connect you with our agent to begin.
  • Once a sales agreement is signed and escrow is opened with your down payment, the title company will provide you or your buyer’s agent with a title report.
  • The title company will coordinate the closing and be in commuinication with our agent, your agent and/or you to schedule the close date.
  • Prior to closing, the payment instructions will be communicated and upon full payment and signing the closing docs, the title company will file the Warranty Deed with the county. The county will then mail you the original recorded deed for your files. It’s that simple.
  • The whole process will take two to three weeks and out agent will be in contact along the way.
